Calgary Real Estate Market Report, August 2026
Sales eased again in August while supply held close to last year's level.
Figures published by CREB on September 2, 2026.
What the numbers say
Calgary recorded 1,660 sales in August, down 16 per cent from a year ago, with new listings also easing. Inventory finished the month at 6,509 units, close to last August, and months of supply moved up to 3.92. The benchmark price of $569,800 was about 1 per cent below last August, with apartments and row homes seeing the largest declines and semi-detached homes the only type still up year over year.
“While sales growth in the upper end of the market was possible thanks to improved supply choice, it also reflects longer-term confidence in our market, as some buyers are not shying away from taking advantage of the available supply. Meanwhile, we have not seen the same pickup in activity in the lower price ranges, as favourable rental conditions are slowing the transition to ownership.”
