Spring activity picked up seasonally in April, but sales stayed below last year's pace.

What the numbers say
Calgary reported 2,104 sales in April, down 6 per cent from last year, alongside a typical seasonal rise in new listings and inventory. The benchmark price rose to $568,800, still about 3 per cent below last April, as detached and semi-detached prices posted modest monthly gains while apartment prices remained roughly 9 per cent lower year over year. Months of supply held just below three at 2.84, with conditions ranging from tighter for detached homes to buyer-favourable for apartments.
“Sales were expected to ease this year as our market transitioned away from strong demand that was driven by previously rapid migration growth. Improved supply choice across the entire housing spectrum has reduced the urgency among potential purchasers, helping our market shift away from seller's market conditions to more balanced conditions. However, the trend of limited supply choice in the detached market continues, while conditions favour the buyer in the apartment condominium market.”
