Is there a land transfer tax in Alberta?
No. Alberta has no land transfer tax. When you buy, you pay land titles registration fees instead: $50 plus $5 for every $5,000 of property value to register the transfer, and $50 plus $5 for every $5,000 of the mortgage amount to register your mortgage. Alberta's updated fee schedule, effective October 1, 2026, keeps both fees at those amounts.

About $1,180 with 20% down. Registering the transfer costs $650 ($50 plus 120 times $5), and registering a $480,000 mortgage costs $530 ($50 plus 96 times $5). Legal fees and the other one-time closing costs are separate.

Yes. The Land Titles Registration Levy applies to registrations the Land Titles Office received on or after October 20, 2024. It raised the value-based part of the fee from $2 per $5,000 of property value on a transfer, and $1.50 per $5,000 on a mortgage, to $5 per $5,000 for both.
