Is my Calgary property assessment the same as market value?
It is a market value estimate, but for a past date. The City of Calgary values your property as of July 1 of the previous year, using its characteristics and physical condition on December 31 of that year, so your assessment does not reflect current market conditions. For a price based on today's market, ask our listing team for a comparative market analysis (CMA).
How does the City of Calgary work out my assessment?
The City uses mass appraisal, comparing your property with similar properties in your neighbourhood that sold in the last three years. Assessors weigh your property's details, such as its age, location, lot size and any additions made in the past year, check sales against MLS, and confirm each sale is valid, which rules out foreclosures and sales to family members. They also look at other sources, including rental statistics and construction costs, and each value passes internal checks and a provincial audit before the notice is mailed.
What can I do if I think my Calgary assessment is wrong?
Start with the Customer Review Period, which runs for 67 days after your assessment notice is mailed; your notice lists the exact dates. Use the City's myTax tools to check your property details and compare your assessment with recent sales, then contact the City through 311 or its online question form. If an adjustment is needed, the City corrects the assessment without you filing a complaint. If you cannot resolve it with the City, you can file a formal complaint with the independent Assessment Review Board, and it must be submitted within the same 67-day period.

Annual assessment notices are mailed in January, and property tax bills are sent in May with payment due on the last business day in June. Supplementary notices and bills can arrive at any time of year, and each one lists its own due dates.
