What determines your cashback

There is no single commission rate in Alberta. Every listing sets its own buyer-side commission, so the rebate is calculated from the commission actually paid on your deal rather than from a standard percentage.

  • The buyer-side commission the seller's brokerage offers on the property you buy. This is set per listing and is confirmed before you write an offer.
  • Whether a buyer's agent commission is being paid on the deal at all. On some private sales and new builds it is not, and there is nothing to rebate.
  • The rebate disclosure in your signed Buyer Representation Agreement, which sets out the arrangement in writing before you make an offer.

Is this legal in Alberta?+

Yes. Commission rebates to buyers are permitted under RECA rules, provided the rebate is disclosed in writing and consented to in your signed Buyer Representation Agreement (BRA) before you write an offer. We provide this disclosure as part of signing your BRA.

How much cashback will I actually get?+

Up to 50% of the buyer-side commission that is actually paid on your purchase. That commission is set by the seller's brokerage and varies from listing to listing, so the exact amount is confirmed once you have a specific property and an accepted offer.

Does the cashback affect my mortgage approval?+

No. The cashback is applied after closing, separate from the purchase price and mortgage. It does not count toward your minimum down payment and does not affect mortgage approval.

Can I use this on any property, including new builds?+

Yes. Cashback applies whether you're buying a resale MLS listing, a private sale, or a new-construction home, as long as a buyer's agent commission is being paid on the deal.

What do I need to do to qualify?+

Sign a Buyer Representation Agreement (BRA) with Chabi before you write an offer, and confirm the rebate disclosure in that agreement. That is the requirement, and there is no minimum purchase price.
