What changed in 2026?

Calgary's citywide rezoning, which moved most low-density lots to the R-CG district in 2024, was repealed effective August 4, 2026. About 99% of properties returned to the zoning they had before 2024.

Where are suites allowed?

On July 21, 2026, Council approved Bylaw 26P2026, making secondary suites a permitted use in all low-density districts. Backyard suites remain permitted in R-G and discretionary in other districts.

A property can have either a secondary suite or a backyard suite, not both, and backyard suites cannot be built on properties with semi-detached homes.

Do I need a development permit?+

Yes for new-build suites (roughly 10-12 weeks including a 60-day decision period and 21-day appeal window). Legalizing an existing, already-built suite is a faster building-permit-only process (about 7 days).

Can I rent my suite out short-term (Airbnb)?+

If your suite was built using a City incentive program, no. It's restricted from short-term rental listings for 2 years. Suites built without incentive funding should confirm current STR licensing rules with the City.
