What is Chabi?

Chabi is a licensed real estate brokerage in Alberta that pairs licensed professionals with AI-grade market tools. Buyers who purchase with Chabi receive up to 50% of the buyer-side commission back at closing. Sellers list on MLS for a 1% commission or a $949 flat fee. Homeowners who are not moving can still use a free portal to track their home.

Where does Chabi operate?

Chabi is headquartered in Calgary and currently serves Calgary and surrounding areas, including Airdrie, Chestermere, Okotoks, and Cochrane. Service is expanding across Alberta soon.

Is Chabi a real brokerage or just a website?

Chabi is a licensed real estate brokerage. Every transaction is handled by licensed professionals, and listings go on MLS the same way they would with any traditional brokerage. The difference is the pricing and the technology layered on top.

How is Chabi different from a traditional brokerage?

Two things: pricing and tools. Buyers receive up to 50% of the buyer-side commission back at closing, and sellers list for 1% or a $949 flat fee instead of a traditional commission structure. On top of that, the platform is AI-native, with automated home valuations, monthly market reporting, community-level data, and portals that keep every step of a transaction visible.

Does it cost anything to use chabi.ca?

No. Searching listings, running the calculators, reading market reports, and creating an account are all free. You only pay when you sell, and buyers are paid rather than charged.

How do I contact a real person at Chabi?

How buyer cashback works and what representation includes.

How does Chabi's buyer cashback work?

The seller typically offers a commission to the brokerage that represents the buyer. When you buy with Chabi, we return up to 50% of that buyer-side commission to you at closing. You still get full professional representation from search through to possession. Terms and conditions apply.

When do I actually receive the cashback?

At closing, once the transaction completes and the commission has been paid to the brokerage. It is not a discount applied to the purchase price, so speak with your lender early if you plan to factor it into your budget.

Do I get less service because of the cashback?

No. You work with a licensed professional through showings, offers, conditions, and closing. The cashback comes out of the brokerage's side of the commission, not out of the service you receive.

Is the cashback taxable?

Cashback is generally treated as a reduction in the cost of your home rather than income, but individual circumstances differ. Confirm with your own accountant or tax advisor before making decisions based on it.

What paperwork do I sign before we start?

Before working together we sign a Buyer Representation Agreement, which is the standard contract that sets out the relationship between you and the brokerage. Your Chabi representative walks you through it before anything is signed.

Can I book showings myself?

Yes. Pick a date and time on any listing and manage every showing from your buyer portal, so there is no phone tag involved.

Does Chabi help with mortgages and pre-approval?

Chabi gives you mortgage and affordability calculators plus a pre-approval guide, and your documents can be stored in your portal. Lending itself is arranged through a lender or broker, not through Chabi.

Who represents you, what you sign, and who pays the commission.

Who pays the realtor when I am buying a home?

The seller typically offers a commission to the brokerage that represents the buyer. When you buy with Chabi, we return up to 50% of that buyer-side commission to you at closing. Your Buyer Representation Agreement sets out the compensation and who pays it. Terms and conditions apply.

Do I have to sign an agreement before my agent shows me homes?

Yes, if you want a brokerage to represent you. Alberta's Real Estate Act Rules require a licensee who takes you on as a client to enter into a written service agreement first, which is the Buyer Representation Agreement. It sets out the services, the compensation and who pays it, how long it lasts, and how either side can end it, and these terms are negotiable. You get a copy as soon as it is signed.

What is the difference between a listing agent and a buyer's agent?

A listing agent represents the seller, and a buyer's agent represents you, the buyer. When you buy with Chabi, our team is your agent and handles every conversation with the listing agent, including telling them we represent you, booking your showings, presenting your offer, and negotiating on your behalf, so you never need to contact the listing agent yourself.

What does it cost to sell a home with Chabi?

Two transparent options: a full-service 1% listing commission, or a $949 flat fee for self-directed sellers. Both include a full MLS listing that appears on REALTOR.ca.

What is the difference between the 1% plan and the $949 flat fee?

The 1% plan is the full-service option, with a licensed professional guiding pricing, marketing, showings, offers, and negotiation. The $949 flat fee suits sellers who want to run more of the process themselves while still getting a full MLS listing. Compare both on the pricing page before deciding.

Do I still have to pay the buyer's agent?

Commission offered to the buyer's brokerage is separate from what you pay Chabi to list, and it is negotiable. Your listing representative will explain how it affects your total cost before your home goes live.

Will my home appear on MLS and REALTOR.ca?

Yes. Both plans include a full MLS listing, so your home is visible to every agent and buyer searching the market, not just to visitors of one website.

How do I know what my home is worth?

Can I track my offer after it is accepted?

Yes. The portal follows the deal from acceptance through conditions to closing, so you can see which conditions are outstanding and what happens next rather than waiting for an update.

Offers, pre-approvals, and closing documents are stored in a secure document vault inside your portal, so everything sits in one place instead of scattered across email.

Can I message my agent from the portal?

Yes. Messages are built into the portal, so your conversation stays attached to the transaction it belongs to.

Offers arrive in your seller portal alongside your documents, so you can review terms with your representative in the same place your listing lives.

What is the owner portal?

A free dashboard for homeowners who are not actively buying or selling. It tracks your home's estimated value, sends market updates for your community, keeps mortgage, insurance, and utility details in one place, surfaces grants you may qualify for, and stores your home documents securely.

Do I have to be selling to use it?

No. The owner portal exists for people who simply own a home. If you do decide to sell later, your records, documents, and value history are already organized.

How accurate is the home value shown in my portal?

It is an automated estimate generated from real Alberta market data, not a formal appraisal or an offer to purchase. Use it to follow trends over time, and get a professional opinion before making a decision that depends on an exact number.

What are the grants and utilities sections for?

Grants surfaces government programs, rebates, and credits you may qualify for as an Alberta homeowner. Utilities and insurance let you keep provider details and renewal dates in one place instead of hunting through paperwork.

How does the AI home valuation work?

It analyses recent comparable sales and market data for your area and returns an estimated value range for your address. It is an automated estimate, so treat it as a well-informed starting point rather than a formal appraisal.

Where does Chabi's market data come from?

Market statistics come from real sold data for Alberta communities, refreshed as new sales are recorded. The monthly Calgary market report and the community pages are both built from that data rather than from estimates.

How often is the market data updated?

The Calgary market report is refreshed monthly as new sold figures become available, and community statistics update on the same cadence. Where there is not enough recent data to show a reliable trend, we leave the chart out rather than filling it with noise.

What calculators does Chabi offer?

Mortgage payments, affordability and stress testing, true cost of buying, and a sell calculator, plus a rebates checker for buyer programs you may qualify for. All are free and none require an account.

Do I need an account to browse listings?

No. Anyone can search listings, use the calculators, and read the market reports. A free account unlocks saved homes, showing bookings, offers, and the buyer, seller, and owner portals.

How do I create an account?

Sign up from any page on chabi.ca, then choose whether you are buying, selling, or simply tracking a home you own. Chabi opens the portal that matches, and you can use more than one.

Can I use more than one portal at a time?

Yes. Many people are buying and selling at once, or own a home while shopping for the next one. One account gives you access to each portal you need.

How do I book time with a specialist?
