Selling a home in Alberta: common questions
How much are realtor fees in Alberta?
Realtor fees in Alberta are set in the written service agreement you sign with the listing brokerage, and RECA notes that the compensation terms in that agreement are negotiable. Chabi's two listing options are a full-service 1% listing commission or a $949 flat fee, and both include a full MLS listing. Commission offered to the buyer's brokerage is separate from what you pay Chabi to list, and it is negotiable.

It depends on price, property type, condition, and current market conditions. A well-priced, well-presented home attracts the most interest in its first weeks on market, while an overpriced one can sit for months.
Current Calgary market conditionsWhat are the steps to selling a house in Alberta?
Selling a home runs in five stages: plan your sale, get your home ready to attract buyers, market it and price it to sell, manage showings, offers and negotiations, then close the deal and plan your next move. If you list with a brokerage, planning includes signing the written service agreement that RECA's rules require before the brokerage represents you.
How to prepare your home to sellWhat should I ask a realtor before hiring them to sell my home?
Start by confirming the agent is licensed, using the Real Estate Council of Alberta's ProCheck search, then ask what the written service agreement will say. RECA's rules require that agreement in writing, and it sets out the services, the compensation and who pays it, how long the agreement lasts, and how either side can end it; RECA notes these terms are negotiable. It also helps to ask how the agent will market your home and how they will bring you offers and keep you informed as the sale progresses.
RECA on finding a licenseeWhat is a listing agreement in Alberta?
A listing agreement is the written service agreement you sign with a brokerage when it begins representing you in the sale of your home; RECA's rules call it an exclusive seller brokerage agreement. RECA's rules require it to be signed and to set out the property, the services the brokerage will provide, how long the agreement lasts, the amount or method of calculating the brokerage's pay and when it is payable, and how the agreement can be ended. RECA notes that these terms are negotiable, and your agent must give you a copy as soon as it is signed.
