City of Calgary property tax changesIs Calgary property tax based on the price I paid?
No. It is based on the City's assessed value, its estimate of your home's market value using sales of similar properties. The 2026 assessment values homes as of July 1, 2025, and their physical condition as of December 31, 2025, so it can differ from your purchase price.
How the City assesses market valueWill my property tax go up if my assessment went up?
Not necessarily. Assessment changes are revenue neutral, so they do not change the total tax the City collects. Your bill may change if your assessed value rises or falls by more than the overall assessment base, or if more revenue is needed. For 2026, the typical residential market value change was a 1% increase.
